What is a conventional lease?
Everyone on the lease is equal financially responsible for the full rent due each month. We do not have individual leases unless you are the only person on the lease.
What are the lease terms?
The typical lease term is approximately 10-12 months. We do not offer 6 months starting in the summer months, the shortest term will be 10 months.
When is rent due?
Rent is due the 1st-5th of each month, and a late fee of 10% of your total rent will be added on the 6th. At your move in your rent will be prorates from your lease start date till the end of the month.
Do we need Renter’s insurance?
As a company, we require all residents have an insurance plan with $100k liability. RLIP/POPIC covers that for those who are interested. We offer this plan for a low rate of $12 per month. Any third-party plans must meet this minimum coverage requirement & be uploaded properly. You also have the option of providing your personal renters insurance as an alternative.
What is RENT PLUS?
Build your credit by paying your rent on time!
Rent Plus is an optional add-on service, which enables you to build your credit by simply paying your rent on time. This means no additional lines of credit, no loans, no credit cards, and no high-interest rates. Simply pay your rent on time each month and Rent Plus will take care of the rest.
Do you have emergency maintenance?
We offer 24-hour emergency maintenance services.
Is parking available?
We offer an unassigned upper and lower parking lot. The parking pass is $35. You'll be able to purchase on move-in day. Parking passes are limited by occupants per household. Please contact us for more details.
How close are you to campus?
We are located 1.5 miles from the University of Tennessee.
Are you pet friendly?
Yes, we allow up to two pets per home. Breed and weight restrictions apply. Restricted breeds include Rottweiler, Doberman, German Shepard, Chow, Pit Bull, American Staffordshire Terrier, Staffordshire Bull Terrier, and American Pit Bull Terrier.

Is guest parking available?
Guest parking is located throughout the parking lot in the spots marked VISITOR.

How do I receive mail and packages?
All the mailboxes are located at the community entrance and labeled with your building and apartment numbers. Packages are brought to your mailbox, front door, or in the office.
