What is a Hybrid Conventional Lease?
A conventional lease is a a single lease agreement collectively signed by all parties occupying (and co-signing) on an apartment home. All occupants are equally financially responsible for the upkeep of the apartment home and the full rental amount due each month. We do not offer individual leases to groups greater than one.
Hybrid Conventional means that even though we are conventional housing, we lease earlier in the year like a student housing property. We will send out lease renewals in the fall for the following year. Because we are so close to downtown and UTK, majority of our leases expire May- August. By sending out renewals this early, it gives us extra time to plan for new move in's and move out's.
What is a Guarantor?
The guarantor is a secondary signer and responsible party that signs onto the lease and agrees to "take on" or assume the obligations and payment of the lease. A guarantor is a common additional piece needed to secure an apartment home.
When is rent due?
Rent is due on the 1st of each month. The 5th of the month is the last day you can make your rent payment before a late fee of 10% of your total rental amount is added to your account.
Do I need Renter’s insurance?
Renter's Insurance is required before you grab the keys to your new riverside home. We require all residents to have $100k of personal liability coverage per person. The Landings offers exactly that if you opt in to our RLIP/POPIC coverage. Not interested? Totally fine. If you have your own coverage meeting our $100k minimum, just send us your proof of coverage before move in!
What is RENT PLUS?
Build your credit by paying your rent on time!
Rent Plus is an optional add-on service, which enables you to build your credit by simply paying your rent on time. This means no additional lines of credit, no loans, no credit cards, and no high-interest rates. Simply pay your rent on time each month and Rent Plus will take care of the rest.
Do you have emergency maintenance?
We offer 24-hour emergency maintenance services.
Is parking available?
We offer an unassigned upper and lower parking lot. The parking pass is $150. You'll be able to purchase on move-in day. Parking passes are limited by occupants per household. Please contact us for more details.
How close are you to campus?
We are located 1.5 miles from the University of Tennessee.
Are you pet friendly?
Yes, we allow up to two pets per home. We are one of the few properties in Knoxville that does not have breed or weight restrictions!

Is guest parking available?
Guest parking is located throughout the parking lot in the spots marked VISITOR.

It's never too early to renew! Contact the office for details.
How do I put in a service request?
Online through your resident portal or you're welcome to call the office and we'll happy submit a request for you!
Where do I pickup my mail and packages?
The Landings mailboxes are located at the community entrance, labeled with your building and apartment number. Packages are delivered to your mailbox, front door, or to the community leasing office. If your package is delivered to the office, a text will send to notify you that your package is available for pickup!
