How do I get to class?
You can get to class by walking the Neyland Greenway, taking the Knoxville Area Transit (KAT) bus, or using your vehicle.

Is parking available?
We offer unassigned parking in both our upper and lower lots. Annual parking passes are $200 and may be purchased on move-in day. Passes are limited based on the number of bedrooms per household. Please contact our leasing office for availability and additional details.
Is The Landings pet-friendly?
Are the apartments furnished?
Our apartments are unfurnished.
What is the internet service provider?
Residents may choose any service provider they prefer. Accounts are set up directly with the provider, and all billing is handled between the resident and the provider.
Are there community events or social activities?
We offer a variety of community events and social activities to help residents connect and build a sense of community. These events may include games, social mixers, grab-and-go snacks, pool parties, and many other exciting activities.
How long does the application process take?
The application process typically takes between 30 minutes to 24 hours, depending on how quickly we receive all required documents. Our team will keep you informed every step of the way!
Do I need to be a student to live here?
You do not have to be a student to live at The Landings.
Does The Landings offer flexible leases?
The Landings offers flexible lease contracts, ranging from 10 to 12 months. Contact the leasing team for more information.
What is a Hybrid Conventional Lease?
What is an individual lease?
An individual lease, also known as a by-the-bedroom lease, means you are only responsible for your own rent. Unlike joint leases, you are not liable for any unpaid rent owed by your roommates.
What is a Guarantor?
The guarantor is a secondary signer and responsible party that signs onto the lease and agrees to "take on" or assume the obligations and payment of the lease. A guarantor is a common additional piece needed to secure an apartment home.
When is rent due? How do I pay rent?
Rent is due on the 1st of each month. The 5th of the month is the last day you can make your rent payment before a late fee of 10% of your total rental amount is added to your account. You can pay rent through your Resident Portal with a debit/credit card or feel free to stop by the office with a money order, or cashier's check.

Are there any other charges or fees?
- Application fee: $50 per applicant

What can be submitted as a form of income?
We accept pay stubs, offer letters, bank statements, proof of social security, retirement income, the previous year's tax return; if self-employed, or proof of financial aid as acceptable forms of income. Talk to our leasing team if you’re unsure about your specific situation.
Can I request specific roommates or apartments?
You can provide your preferred roommates to the office staff and they will do their best to meet your requests. Please note that specific requests are subject to availability and compatibility.
What if my student needs a roommate?
The Landings offers a roommate matching service to help you feel right at home. Residents can share their roommate preferences with our office staff, allowing us to find the best fit for you.
Do I need Renter’s insurance?
What is Boom?
Build your credit by paying your rent on time! Boom is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and Boom will take care of the rest. Please let the office know if you have any questions!

How do I submit a service request?
You can submit a service request online through the Resident Portal.
Where do I pickup my mail and packages?
The Landings mailboxes are located at the community entrance, labeled with your building and apartment number. Packages are delivered to your mailbox, front door, or to the community leasing office. If your package is delivered to the office, a text will send to notify you that your package is available for pickup!

We offer 24-hour emergency maintenance services. Please call our office directly to place an emergency request.
